Frequently Asked Questions
What is a property inventory report?
An inventory report is a detailed record of a property's condition and contents at a point in time. It works room by room, describing fixtures, fittings, furnishings and cleanliness, and is supported by dated photographs.
Why do I need an inventory report?
Every property changes over a tenancy. A clear, independent record made at the start and end gives landlords, tenants and agents the same reference point, which makes conversations about condition, cleaning and deposits simpler and more transparent.
What is the difference between check-in, check-out and handover?
A check-in report records the property's condition when a tenancy begins. A check-out report records its condition when the tenant leaves and compares it with the check-in report. A handover report documents the property's condition when it is transferred, for example from a developer, seller or previous occupier to a new owner or manager.
What is included in the report?
Each report covers the property room by room: walls, floors, ceilings, doors, windows, fixtures, fittings, furnishings and appliances where present, along with the standard of cleaning. Observations are supported by dated photographs and delivered as a digital report.
Who should attend the inspection?
Someone authorised to give our inspector access to the property needs to be available at the appointment time. Landlords, tenants or agents are welcome to attend, though we ask that the inspector is given space to complete an independent record.
How long does an inspection take?
Check-in and check-out appointments take a minimum of 1 hour, and a handover takes a minimum of 1 hour 30 minutes. The final duration and price depend on the size of the property.
When will I receive the report?
Reports are delivered digitally within 3–5 business days of the inspection. If you need it by a particular date, mention this when you book.
Can tenants comment on or dispute the report?
Yes. Tenants are encouraged to review the report and raise any comments or points they disagree with, so that any differences are noted early and the record is as accurate as possible.
How does a report help with deposit disputes?
A dated, photographed record of the property at the start and end of a tenancy gives everyone an independent reference to compare against. It can support discussions about deductions, but it is a reference record only and does not guarantee the outcome of any dispute or claim.
How do I book or reschedule?
Prices start from the amounts shown on each service, and the final price depends on the size of the property. Choose a service and book a date and time online. To reschedule or ask a question, contact us on +971 56 784 9749 or at info@invecheck.ae.
